Open April thru November... with a few exceptions! Call to check! Smoking: All rentals are non smoking. Smoking is permitted outside in the yard, NOT on the decks. Please dispose of your butts into a can or container that you can dispose of! (Maybe a soda bottle with top!) There may be a $500 charge if it is determined that smoking has occured inside the house.
Grills: No grills allowed. Pets: Sorry, we do NOT allow pets. We love our 4 legged friends,however we are unable to accomodate them. There will be a $500 fee and immediate termination of the rental visit. There will be additional fees if there is damage. Creek and LakeCAUTION! The creek and lake are beautiful but the rocks are slippery and the water can be extremely dangerous. Enter at your own risk. Jetted Tub: No soaps, oils, bubbles! Do NOT OVERFILL tub! Cleaning:When leavng, please do not leave food in refrigerator or house. Place trash in container in house. Call for trash pick up if needed during visit. Deposits: Violation of rules could result in loss of deposit. Security Deposit is $300 per house. These may be held on credit card. No House Parties: Dowling Cabins are for small, intimate groups and quiet gatherings. NO PARTIES! Occupancy: Each vacation home has a stated maximum occupancy and you must consider ALL members of your group when making a reservation, including children. The number of residing residents must not exceed the number specified. If evidence is found indicating a violation of this policy, then the tenants will have violated the terms of the Rental Agreement and may be evicted without refund according to North Carolina expedited eviction procedures. Responsible party (lessee) must be at least 21 years of age.
NOTE: There will be immediate eviction if vacation property is used as a "Party House" Fees of a minimum of $1000 will apply in addition to monies ready paid. No refunds, PLUS additional fees in addition to security fees for this violation.
No Illegal or Immoral Acts: Including Drug Possession on Property. Violation will result in immediate eviction without refund. Firearms/Bows/Fireworks: No weapons. No discharge of firearms, bows, fireworks on the property.

Check in Time: Between 3 PM and 6 PM. Suggest you arrive during daylight hours. (Earlier time may be available with no charge. Check with us the day before.)
Check Out Time: 11 AM (Extended check out time only if available. Daily fee may apply if not approved by management. Open late April thru early November.
Thermostat:When departing pleas adjust the thermostat. Summer: Set on A/C to 76 to 78 degrees. Cold Weather: Set on Heat to 55 to 60 degrees.
Full payment due if reservation is made less than 60 days in advance. If check is returned to us for non-sufficient funds, you will be charged the amount levied by the bank for NSF funds as well as a $50 handling fee.
Can cancel 90 days in advance with no penalty except for a $50 registration fee.
No refunds on early departures or late arrivals or unused accommodations.
Cleaning Fee: Is a flat charge and is non refundable. (We do not allow guests to “do their own cleaning” in lieu of a fee, however, we greatly appreciate you keeping the house clean! Since linens and towels are provided, we insure the laundry is clean!
Security Deposit: Held on card.
Smoking: All rentals are NON smoking. There will be up to a $500 charge is it is determined that smoking has occurred in the house. You may smoke in the yard if butts are property and safely disposed of in a container. (bottle, can, etc.)
Pets: Sorry, we do not allow pets. NO exceptions!
Creek, River, Lake: CAUTION! The water is beautiful but the rocks and creek/river beds are slippery and the water can become extremely dangerous! Enter at your own risk! NEVER dive into a body of water.
Air/Water Jetted Tubs: No soaps, oils, bubbles! Do not overfill the tub. Do not turn on air or jets until water is covering them please! You will get sprayed and is bad for the system!
Fireplaces: Gas and electric fireplaces are to be OFF when not in the residence.
Cleaning: Please do not leave food in the refrigerator or house upon departure. There are extra trash bags in the houses. Call if you need additional pick up during your visit and can be left on the front porch of the house that morning if you have verified pick up. Do not leave dirty dishes or kitchen utensils in sink! Rinse and put in dishwasher please.
Turn on dishwasher upon departure please! Also, please toss the towels in the shower or bathtub. Just leave the beds alone and we will do the rest!

Quite Times: Shall be observed after 10 PM.
No Illegal or Immoral Acts: Including drug possession and illegal substances on property. Violation will result in immediate eviction without refund.
Firearms/Bows: No firearms, bows, or discharge of firearms on property.
Rental Agreement is Legally Binding:
The Rental Agreement is a legally binding agreement made to and entered into as of the reservation date between the "Guest" and the owner and rental agent, pursuant to which the Guest has agreed to rent the vacation residence for the duration of the Rental Term for the total rental fee and other good and valuable consideration as described therein.
Conditions and Use of Property:
The property is provided in an "as is" condition. Rental agent shall use its best efforts to ensure the operation of all amenities in the property; such as satellite tv access, water jetted tubs, air tubs, fireplaces, etc. as applicable. Rental agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guests acknowledges that use of amenities such as air/water jetted tubs, fireplaces, fire pits, decks, grills and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at guest's own risk.
Guest shall use the property for residential purposes only and in a careful manner to prevent any damage or loss to the property and keep the property clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall guests use the property for any immoral, offensive, or unlawful purposes, nor violate any law, association rules or ordinance, not commit waste or nuisance on or about the property.
No grills allowed,
NO COOLERS allowed inside houses . On the deck or picnic area outside the house is fine. Damage can occure to wood floors. If damage occurs you will be charged for it.
If guest should fail to comply with the conditions and obligations of the Agreement, guest shall surrender the property, remove all guest's property and belongings and leave the property in good order and free of damage. No refund or any portion of the total rental fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement form the other party for ALL costs incurred.
Assignment or Sublease:
Guest shall not assign or sublease the property or permit the use of any portion of the property by other persons who are not included with the number permitted and rented to at time of agreement.
Risk of Loss and Indemnification: (Liability/Hold Harmless)
Guest agrees that all personal property, furnishings, personal affects and other items brought into the property by guest, licensees, invitees and visitors shall be at the sole risk of guest with regard to any theft, damage, destruction or other loss and rental agent or owner shall not be responsible or liable for any reason whatever.
Guests hereby covenants and agrees to indemnify and hold harmless rental agent or owner, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees, and other actions for any damages, costs, attorneys fees incurred by guest(s), permitted guests, visitors, or agents, representatives or successors of guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by guest or family and visitors of guest in or about the property, parking lot, or community, and guest expressly aggress to save and hold rental agent or owner harmless in such cases.
Guest hereby waives and releases any claims against rental agent or owner, the property and their successors, assigns, employees or representatives, officially or otherwise, for any injuries, or death that may be sustained by guest on or near or adjacent to the property, including common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the guest’s own initiative, risk and responsibility.
Entry and Inspection:
Rental Agent reserves the right to enter the property at reasonable times and with reasonable advance notice for the purposes of inspecting the property if necessary. Rental agent may enter without advance notice if there appears to be a repair that needs immediate attention.
Unavailability of Property:
In the event the property is not available for use during the rental term due to reasons, events or circumstances beyond the control of the rental agent, the rental agent will apply due diligence and good faith efforts to substitute another property of Dowling Cabins. If such replacement cannot be found and made available, rental agent shall immediately return all payments made by guests, whereupon agreement shall be terminated and rental agent shall have no further obligations or liabilities in any manner pertaining to this agreement.
In addition to the standard terms included there in, guest acknowledges by renting and submitting payment that the terms and conditions apply, and accept them. By acceptance of renting, the guest agrees to the terms.
This agreement contains the agreement between the parties with regard to the rental property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the guest and rental agent. This agreement is governed by the laws of the State of NC.
By renting from Dowling Cabins we accept and agree to the terms and conditions for the rentals. We also agree to have a wonderful vacation!

Toms Falls Bears Den is in Bat Cave and is located at the intersection of SR 9 and US 64/74A.
Lake Lure Bears Den is located near the Lake Lure Beach and a quarter mile from the Lake Lure Post Office.
